Neurosurgeon asking $749K for Grantwood Village home

Dr. Daniel L. Kitchens and his wife, Michelle, have listed their six-bedroom, 5.5 bath at 40 Grantwood Ln. in Grantwood Village for the asking price of $749,000.

The Kitchens paid $369,000 for the home in May 2000.

Kathy Tempel of RE/MAX Premiere Realty is the listing agent for the 5,766 square foot home, which was built in 1931.

Dr. Kitchens is neurosurgeon at Cardinal Neurosurgery and Spine, Inc., a neurosurgical clinic founded in St. Louis in 1999. He is also affiliated with the Missouri Baptist Medical Center, Jefferson Memorial Hospital, St. John's Mercy Medical Center and St. Joseph's Hospital in Kirkwood.

He received his M.D. from the University of Texas (1989) and completed both his internship and residency at Barnes Jewish Hospital in St. Louis.

Grantwood Village home sales dropped 45 percent through July 2007 vs. the same period in 2006. The median price over that time period, however, has rose $13,000 from $325,000 in 2006 to $338,000 so far this year.

Median sales prices in Grantwood Village recovered from a plateau in 2001 by jumping more than $50,000 in 2005 and remaining steady in 2006, according to BlockShopper Metrics, which began keeping track in 1999.
