Computer solution exec pays $1.65M in Huntleigh

Michael Margraf bought a five-bedroom, five bath at 52 Huntleigh Woods Dr. in Huntleigh for $1.65 million from David Wells on Sept. 12.

Wells paid $1.675 million for the 4,387 square foot home in May 2006.

Barbara Wulfing of Janet McAfee Inc. real estate was the agent for the sale. The home was listed for $1.849 million when it appeared on the market in March.

Margraf is the vice president and one of four founders of Optimal Solutions, Inc., a software solutions company based in Lee's Summit, Mo. He co-founded the company in 1997. Optimal Solutions provides a range of advisory, integration and IT services for broadcast operations companies such as Telemundo, Paxson Communication and Belo Broadcasting.

Huntleigh home sales have risen 100 percent through September 2007 vs. the same period in 2006. The median price over that time period, however, has slipped $400,000 from $1.4 million in 2006 to $1 million so far this year.

Median sales prices in Huntleigh climbed steadily from 2003 until 2005 before dropping dramatically in 2006, according to BlockShopper Metrics, which began keeping track in 1999.
