Here is a great buy for a first time buyer willing to use MHDC financing. The MO Housing and Development Fund is offering a program whereby they will fund a second mortgage for 20% (that's your downpayment) at 0% financing and the loan disappers after 5 years of ownership. That means you get 20% equity for FREE. The only catch is that you have to use MHCD financing, you have to stay in the home for five years, and the home must not have been a rental over the past 12 months. However, many first time home buyers will qualify for this scenario. It's not my listing but I've been waiting for some great foreclosures in the Webster and Kirkwood that might qualify. There are also standard income limits for the loan but again, most first time buyers qualify. It's definately worth checking out if you fit this scenario!
